Plain answers about local rules

This site spells out what the City of Aurora says needs a permit, how the historic districts work and what Illinois law gives you, so you know what to ask before anyone starts.

Local know-how

What to Know Before You Remodel in Aurora

Aurora homes span a wide range of ages. About 1 in 7 was built before 1940, while roughly 4 in 10 went up in the 1990s and 2000s, per Census figures for Aurora. That mix shapes the work. An older house may call for a whole home remodel that opens up walls, while a newer one might only need fresh finishes.

Permits come first. The City of Aurora lists permit work as interior remodels, additions, structural changes, decks and roofing. Electrical, plumbing and mechanical work may need a permit too. Paint, new flooring and carpet are cosmetic, so no permit. The city also warns homeowners not to book a start date before checking whether the job needs one.

Older homes bring a paint question. For a pre-1978 home, the city's remodel permit form asks about disturbing old paint, and that kind of work needs an EPA Lead-Safe Certified contractor. Homes in one of Aurora's four local historic districts also need city sign-off before exterior changes.

Thinking about a basement remodel? Aurora reaches into Kane County, which the county health department places in EPA radon Zone 1, the top level of risk. Test before you build, and test again once the work is done. If your lot sits in a floodplain, the city's floodplain page explains that home improvements there need a Kane County stormwater permit application.

FAQ

Questions About Remodeling in Aurora

How much does a remodel cost in Aurora?

Price follows scope: how big the area is, what materials you pick, whether walls or plumbing move and whether the job needs a permit. A fair number takes someone walking through the room. The quote is free, and the Illinois Attorney General recommends getting several written estimates.

Does my Aurora remodel need a permit?

For a lot of jobs, yes. The city lists interior remodels, additions, structural changes, decks and roofing as permit work. Same-size window swaps and new siding usually don't need one, unless the home is in a historic district or the Foxwalk District. Permits go through the Division of Building and Permits at 77 S Broadway or the city's e-TRAKiT portal. When in doubt, check with the city.

How does Aurora Home Remodelers work, and is it really free?

Yes, it's free. Fill out the form or call, describe the project, and the quote costs you nothing. Saying no is always allowed. The full steps are on our How It Works page.

How do I check out a remodeler before I hire them?

Start with the City of Aurora's contractor licensing rules. A permit isn't issued until the contractor meets them, so ask about it up front. State law doesn't make remodelers carry insurance, so ask for proof yourself. Illinois's home repair law says work over $1,000 gets a written contract first, and the contractor owes you a copy of "Home Repair: Know Your Consumer Rights." Walk away from anyone pushing for cash, or for the whole amount before the job begins.

What if my house is in a historic district?

Exterior work in the Riddle Highlands, Near Eastside, Palace Street or Tanner districts needs a Historic Certificate of Appropriateness before it starts. That covers windows, doors, porches, siding, gutters and fences. The city wants original wood windows repaired if possible, and vinyl or aluminum siding usually isn't allowed. Interior remodels don't need the certificate.
