What Flooring Problems Do You Have?
Floor projects tend to start for one of a handful of reasons. See which one sounds like your house.
The surface is worn out. Carpet has paths worn into it from the front door to the couch. Hardwood has gone gray in the busy lanes, and the finish is gone right where the sun hits. Old sheet vinyl has tears near the fridge or seams that curl up at the edges.
Something moves or makes noise. Boards squeak or click under your feet. Tiles sound hollow when you tap them. A spot near the dishwasher or toilet gives a little when you step on it. Soft spots deserve a look soon, since they can point to water damage in the subfloor.
It cracked or lifted. Tile cracks that follow a line across the room often mean the floor under the tile moves. Wood boards that cup at the edges or hump up in the middle usually point to moisture.
The rooms don't match. Lots of homes end up with four or five different floors: carpet in the living room, oak in the hall, old vinyl in the kitchen, tile in the bath. Running one floor through the main level makes the house feel bigger and cuts down on trip edges between rooms.
The floor doesn't fit how you live now. Carpet in a home with a new puppy. Slick tile where an older parent now walks. A finished basement that takes on a little water every spring and ruins anything soft. Sometimes a floor isn't broken. It's just the wrong floor for the room.
When you reach out, tell us which rooms, roughly how big they are, and what's on the floor now. That way the conversation starts with real options, not guesses.
Flooring Installation Services in Aurora
Flooring jobs here usually fall into four types. Plenty of homes use two or three of them in different rooms.
Luxury Vinyl Plank Flooring is a click-together plank with a printed wood or stone look and a tough wear layer on top. Most of it is made to handle water on the surface, which is why people put it in kitchens, laundry rooms, mudrooms and basements. It floats over the floor below, so it can often go over a flat existing floor once that floor has been checked. It suits busy homes with kids and pets.
Hardwood Floor Installation means putting in new wood floors. Solid hardwood is one piece of wood from top to bottom and can be sanded several times over its life. Engineered hardwood has a real wood top layer glued to a plywood core, which keeps it more stable when humidity swings. Engineered boards are often the pick over concrete or in spots where solid wood would move too much.
Hardwood Floor Refinishing is for wood floors you already have. The old finish gets sanded off, the bare wood can take a new stain color, and fresh coats of finish go on. If the boards are sound and just look tired, refinishing usually costs much less than tearing out and starting over. Some floors only need a light buff and a new top coat.
Tile Flooring Installation covers porcelain and ceramic tile in kitchens, bathrooms, entries and laundry rooms. Tile handles water and wear well and lasts a long time when the floor under it is stiff and flat. Large tiles need a very flat base, so prep is a big part of the job.
Not sure whether to fix the wood you have or start fresh? Pull up a floor vent cover and look at the edge of the boards. If you see solid wood with some thickness left, Hardwood Floor Refinishing may be all you need. If the boards are thin, badly damaged, or missing in spots, Hardwood Floor Installation is likely the better bet.
Floors often come up as part of a bigger job. If you're redoing the whole room, our pages on kitchen remodeling, bathroom remodeling and basement remodeling cover those projects from start to finish.
Flooring Installation for Aurora Homes
Good news first. The City of Aurora permit page lists flooring and carpet as interior cosmetic work, and that kind of work doesn't need a permit. Swapping carpet for LVP in a bedroom, or laying new tile over a sound kitchen floor, is usually just a flooring job.
That can change when the project grows. The city says interior remodels, structural changes and new construction need a permit, and electrical or plumbing work may need one too. So if you're taking out a wall to run one floor through, fixing rotted joists, moving a toilet, or adding a heated floor, check with the city first. The city asks people not to start or schedule work until they've confirmed whether a permit is required.
The age of the house matters too. About 1 in 7 homes in Aurora was built before 1940, per Census figures for the city. Older homes often hide original hardwood under carpet or layers of vinyl, and sometimes that wood just needs a refinish.
Older homes can also hide things you don't want to stir up. If your house was built before 1978, the city's residential remodel application calls for an EPA lead-safe contractor when work disturbs more than 6 square feet of painted surface inside. Pulling off old painted baseboards, shoe molding and door trim to lay new floors can add up fast. Old square vinyl floor tiles found in many older homes, and the black glue under them, may contain asbestos. Have them tested before anyone scrapes, sands or breaks them up. Sometimes the safer move is to cover them instead of pulling them.
Newer homes have their own patterns. About 4 in 10 Aurora homes date to the 1990s and 2000s. Homes from those years often came with carpet and builder-grade vinyl, and those floors may be near the end of their life.
Getting a Flooring Quote
Getting a quote starts with a few details. Tell us about your project: the rooms, the floor you have now, the floor you're thinking about, and your town. We help homeowners in Aurora, Naperville, North Aurora, Montgomery, Oswego, Batavia, Sugar Grove and Geneva, and the quote is free. You can read more on how it works or see the full list of towns we serve.
Since most flooring jobs don't need a permit, a little homework on your end matters even more. Ask whoever you hire for proof of insurance and call the insurer to check that it's active. Ask whether they meet the City of Aurora's contractor licensing requirements, in case the job grows into something that needs a permit. Ask who moves the furniture, who hauls away the old floor, and what happens if they find damage under it.
Then get it all on paper. Illinois law requires a written contract before work over $1,000, with the total cost and the business name and address. Skip anyone who wants the full amount in cash before they start.
